Over the past several years, potential developers of the properties at the northwest corner of Rochester and Rt. 19 have been unable to reach an understanding with the Township over the extent of roadway improvements that would be needed to accommodate the development allowed under the properties’ current CCD-3 zoning designation. Accordingly, at its November 16 meeting, Cranberry’s Board of Supervisors agreed to hold a public hearing on December 7 to consider changing the properties’ zoning overlay to a less intense CCD-2. That change would offer a better match for the capabilities of whatever future improvements may be needed to handle anticipated development. The proposed changes would reduce the allowable density of dwelling units per acre, expand the amount of open space, limit the amount of paving and cap the heights of buildings.
